WHAT IS EB-5?

Administered by the U.S. Citizenship and Immigration Services (USCIS), the EB-5 Program, also known as the Immigrant Investor Program, allows qualified foreign investors who meet specific capital investment ($800k in TEA projects) and job creation requirements (10 jobs per investment), to obtain their permanent residency and become proud contributors to U.S. communities.

Richard Hannum

Founding Partner & CEO

BIO

Richard brings over 40 years of architecture, design and development experience to Forge. An acclaimed Bay Area architect and serial entrepreneur, Richard leads the Forge team, driving the creation and implementation of our solutions model for innovative, impactful, sustainable and affordable residential real estate development.

Under Richard's leadership, Forge currently has over $500 million in development and almost 1000 units in the current pipeline. The entire portfolio is targeted to Essential Housing and Impact investment.

Richard has been on the leading edge of sustainability and innovation throughout his career.  In 1978, Richard served as the interior architect for 505 Sansome Street, the first “fresh air building” in the U.S. Even today, the building operates so efficiently that it was recently re-certified as LEED Platinum.  Similarly, Richard designed and delivered as Executive Architect, the first pre-fabricated concrete office building in Northern California, 1101 5th Avenue in San Rafael, CA. As an early LEED AP professional, his projects have looked to advance the implementation of new technologies in sustainable building practices. Richard’s innovative efforts in architecture and development have paved the way, numerous times, for record-breaking profits.  For example, Richard served as the Executive Architect for Belvedere Place, a 103,000 square foot office complex in Marin County.  The project sold in November 2016 for $46.75M, or $454 psf, one of the highest prices ever paid in Marin County.  Similarly, Richard served as the Design Architect for Piers 1.5, 3 & 5 in San Francisco managing the architecture and redevelopment on behalf of Pacific Waterfront Associates and CalSTERS.  The award-winning $50M mixed use renovation of the Piers was sold in March 2017 for $103M or $1,250 psf, a record high for office space in San Francisco at the time.

Richard’s ongoing commitment to our community is evident in his service. As a member of the SF AIA Board of Directors, in 1990, he Co-Founded the Architectural Foundation of San Francisco, a nonprofit that places San Francisco elementary and secondary students in a mentored learning laboratory alongside architects, engineers, and other stakeholders in the real estate development and design process. He serves still on its Board of Directors. For this effort, Richard received the AIA Achievement Award in Education. Richard received his Bachelor of Architecture degree from the University of Virginia School of Architecture.  When he’s not at work, a rare occasion, Richard can often be found sailing on the Bay.

Gurpreet Chandhoke

Mr. Chandhoke is a successful entrepreneur, hedge fund manager, VC and PE investor and investment banker. He has invested in over 100 companies across diverse sectors such as technology, healthcare, energy, retail, gaming, real estate, consumer and media and entertainment. He has advised on more than $40 billion of corporate finance and M&A transactions and issued more than $20 billion of debt in various leveraged and corporate buyout transactions. He currently focuses on investing in technology, healthcare, renewable energy, media and entertainment and real-estate on behalf of his family office MKC Holdings LLC. Mr. Chandhoke focuses on investments between the US, India and Middle East, especially Dubai, UAE.


Mr. Chandhoke is the Founder and Managing Partner of MKC Media LLC, a media and entertainment finance and production company. Since April 2021, he has been the Co-Founder, President and COO of Beacon Media, a next generation global Media Company that he Co-Founded with Dr Deepak Chopra with offices in UAE, US and India. Mr Chandhoke currently serves as an Advisor to the CEO of Kure Management LLC, a Los Angeles based healthcare Company focused on curing mental depression through clinical ketamine therapies. Previously, he was an Advisor to the CEO of Learning Squared Inc, a global Silicon Valley education software company with Andre Agassi as its Chairman and business across US and India. He was also an advisor to the CEO of Curio Inc., a New Jersey based digital software healthcare company focused on women’s mental health issues.


As part of his family office, Mr. Chandhoke focuses on investing in multi-family real estate in Southern California. He is currently targeting constructing and acquiring
1,2000 new rental apartment units between Northern and Southern CA for 2024. Mr. Chandhoke is an early investor in several cryptocurrencies such as Bitcoin and Ethereum. He’s also an investor and advisor to the management team launching the renewable energy carbon credit capture cryptocurrency coin SICA out of Dubai, UAE. Mr. Chandhoke has invested in media companies including Ansgar Media, which was an independent film studio based out of Louisiana. Since 2015, he has produced 7 Hollywood films including 4 Hollywood films in the last 2 years. Mr. Chandhoke was the Executive Producer of Born to Be Blue starring Ethan Hawke that was released in 2015, Co-Producer of Jeepers Creepers 3 released in 2016, Executive Producer of Blaze, directed by Ethan Hawke and released in 2017, Executive Producer of 6.45 released in 2021. He’s also the Executive Producer of Out of Hand, Deadly Games and 72 Hours, currently in post-production. Mr. Chandhoke currently has several films and tv series in production and development.

Mr. Chandhoke was the Founder, Managing Partner and Chief Investment Officer of VII Peaks Capital, LLC from its inception in April 2009 to June 2021. At VII Peaks, Mr.
Chandhoke had more than 12 years of professional investment management experience. Between late 2015 and early 2016, Mr. Chandhoke served on the Board of Directors and Special Committee to restructure and bring Relativity Media LLC, with approximately $1 billion of debt, out of bankruptcy. In late 2016, Mr. Chandhoke alsoserved on the unsecured creditors committee of UCI International, Inc to successfully bring UCI, with approximately $600 million of debt, out of bankruptcy.

From 2014 to 2018, Mr. Chandhoke also served as Chairman and CEO of Alesiatec Inc, which was a big data analytics software company. Mr. Chandhoke has invested in
several technology companies such as Violin Memory, where VII Peaks invested from pre-Series A to pre-IPO rounds of financings leading to Violin Memory becoming a unicorn in 2013 and going public in an IPO and Bitzer Mobile, which was later sold to Oracle. Before founding VII Peaks Capital, LLC in 2009, Mr. Chandhoke had more than six years investment banking experience. From August 2006 to February 2009, Mr. Chandhoke was Senior Vice President of Deutsche Bank Technology Investment Banking Group in San Francisco. From August 2005 to August 2006, Mr. Chandhoke worked for UBS Investment Bank as an Associate Director.

During his tenure at both institutions he also participated in diverse corporate finance and M&A transactions in the internet, enterprise software and infrastructure and
communications technology sectors. Mr. Chandhoke’s responsibilities at Deutsche Bank and UBS Investment Bank also involved the issuance of debt securities ranging from bank debt, corporate debt, high yield and convertible debt securities. Mr. Chandhoke also worked on corporate finance transactions ranging from mergers and acquisitions, initial public offerings, follow-on offerings, debt issuances and recapitalizations at both Deutsche Bank and UBS Investment Bank. Mr. Chandhoke led several different types of debt issuances and restructuring discussions and transactions with technology companies and financial sponsors while at Deutsche Bank and UBS Investment Bank.

Sample transactions for Mr. Chandhoke as Advisor include the $1.4 billion sale of Tandberg TV to Ericsson, the $700 million merger of Inter-Tel with Mitel, the $2.1 billion
sale of Redback Networks to Ericsson, the $1 billion merger and leveraged buyout of attachmateWRQ and NetIQ by Golden Gate Capital, Francisco Partners and Thoma Cressey Partners, the $386 million acquisition and leveraged buyout of Enterasys Networks by The Gores Group and Tennenbaum Capital Partners, the $600 million sale of IGN Networks to Fox Interactive, the $337 million acquisition of Peribit Networks by Juniper Networks and the $1.2 billion leveraged buyout of Serena Software by Silver Lake Partners.

Mr. Chandhoke has an MBA from the Wharton School, University of Pennsylvania, M.S.E.E and M.S.M.E from the University of Minnesota and Bachelors in Electrical
Engineering from the Government College of Engineering, University of Pune. Mr. Chandhoke was 1 of 3 students chosen as a J.N. Tata Scholar from all across India to pursue his graduate studies in the United States.

Doug Washington

Doug brings over 40 years of diverse experience to Access North America. He began his career with Johnson & Johnson as a Technical Service Scientist. He spent in total approximately 20 years in various Domestic and International rolls. His Director of International Business Development positions took him to countries where his objective was to identify programs or projects that would generate $100MM in sales after 5 years of implementation. His experience and success led him to further exploration in Asia, Africa, Middle East and the re-association with Cuba.

Doug formed international companies manufacturing and distributing Health Care Products. He led major programs in Disaster Relief, Potable Water and Renewable Energy generation in Philippines, Caribbean, Africa and ,Southern USA.

The EB 5, Immigrant Investment Program provides an opportunity for his vast international experience and contacts to assist families interested in immigrating to the United States and capable of investing $800k to$1MM. This investment will be through in country immigration agents. ANA will support Forge financially in its current and future developments through investment of immigrant proceeds.

Christopher Fraley

Chief Investment Officer

Prior to his work with Forge, Chris served as a Partner of Rockwood Capital, a privately held real estate investment and advisory firm managing more than $8.3 billion of equity commitments from investors.  From 1999 through 2013, Chris was responsible for acquisitions and asset management on the East Coast, including sourcing transactions and negotiating joint venture partnerships.  Chris was voted into the partnership of Rockwood in 2006 and served on the Investment Committees of Funds V, VI, VII, VIII, and IX.  He also served as member of the Research and Strategy Committee and of the Management Committee.

Chris has an interest in the delivery of affordable housing in the urban core. From 1992 to 1997, Chris served as the Director of various tax incentive programs for the New York City Department of Housing Preservation and Development. The Inclusionary and 421(a) Housing Programs provided increased density bonus and real estate tax exemptions for market rate residential developments in exchange for the creation of affordable housing.

The 421(g) Program, also known as the Lower Manhattan Residential Conversion Program, provided real estate tax exemptions to incentivize private sector developers to convert obsolete office buildings to residential use; the program resulted in the conversion of over 5,000 units to residential use.

Chris remains an active voice in the LGBTQ community, serving on the Executive Committee of the Board of Directors of StartOut, and previously on the Board of GLAAD.  He also serves on the Investment Committee as Chief Investment Officer for RealtyMogul, one of the leading real estate financial technology firms. Chris received a Bachelor of Arts, Metropolitan Studies.

from New York University in 1990 and a Masters of Business Administration from Yale University in 1999. When he’s not working, Chris enjoys swimming, indoor cycling and frequent family taco Tuesday’s with his husband, Victor, and their daughters Coco and Kiki.
